Deeds & consideration
Statutory warranty deeds, quitclaims, deeds of trust, REET affidavits. Zero-consideration, non-arm's-length transfers are the tell the market never sees: estate work, partnership unwinds, pre-sale housekeeping.
Entities, pierced
Every new LLC traced through the state registry to its governor: the human on file. Fresh entities paying land prices, out-of-county holding companies, agent changes on long-held assets.
Permits & land use
Permit activity and land-use motion joined to ownership, because owner-users don't list, they get found, and the paperwork always moves before the building does.
